I had a similar project where the Ardex Feather Edge re-emulsified under a ton of ph/water. The whole building is a sick building with 'smell' coming from the floor and the walls and everything.

It turned out that the downspouts for the roof fed down and into the slab, not out through the parking lot. The only way they found that was by hiring a consultant who scoped all the drains.

So if they worry that it is more than the gypsum, perhaps they are making a wise decision to further investigate.
